The Next Generation of Strata Management
Every day management companies in the lower mainland receive calls from small Strata Corporations ranging in size from 10 to 50 units requesting information on Property Management services and costs. Until now, few management companies have been interested in working with smaller Strata Corporations simply because the cost involved for full management is usually beyond the budget of smaller Strata Corporations. To service the needs of these smaller Strata Corporations, Century 21 Prudential Estates (RMD) Ltd. has developed a "Financial Plus" program which fills the void between management and full management. We call it "self managed with help". It covers the basic concerns of managing properties and it includes the following:
- - Collecting maintenance fees and assessments plus any other money due to the Strata Corporation.
- - Depositing all receipts collected to the Strata Corporations interest bearing trust accounts.
- - Paying all charges and expenses, payable or chargeable upon the Strata Corporation may direct from time to time.
- - Render monthly operating statements of receipts, disbursements, revenue and expenses, and balance sheet of the Strata Corporations cost.
- - At the Strata Council's direction, file any tax returns, work safe reports/filing required, at the Strata Corporations cost.
- - Assist the Strata Council in compiling a proposed budget for presentation to the owners at the Strata Corporations Annual General Meeting.
- - Arrange for a Century 21 Strata Agent to attend the Annual General meeting to facilitate and advise Council with the meeting agenda.
- - Provide 24/7 emergency dispatch service through Century 21 Prudential Estate (RMD) Ltd.
- - At as the records office for the Strata Corporation and file a Form D (Strata Corporation change of address) in the Land Titles office.
- - Provide all forms and documents, as per the Strata Property Act and the Agency Agreement.
- - Through an assigned manager render all other functions required by the Strata Corporation as directed by the Strata Council that shall be charged to the Corporation at a nominal fee of $75.00 per hour plus Taxes or as per Schedule "C" in the Agency Agreement.
